Haryana govt directs builders to transfer EWS homes to housing board

Haryana govt directs builders to transfer EWS homes to housing board GURUGRAM: The state government has directed all developers to transfer their inventory of EWS houses to the state housing board in a bid to make the process of allotment of houses under the Pradhan Mantri Awas Yojna (PMAY) transparent , said officials in the know of the matter. While earlier, the developers would invite applications and then conduct a draw of lots in the presence of concerned government officials, all allotments will now be made by the housing board as per the list of the applicants under the scheme. “Earlier there was a possibility of fraud in the allotment as many applicants would get false affidavits to qualify for the BPL category so that they are eligible for the house. But now, the allotments would be done by the housing board and all applications will be linked to Aadhaar leaving no scope for fraud,” said Mahendra, city project officer of MCG. To be eligible, one has to be a resident of the district, his income should be within the non-taxable income limit and should not have more than one property in Gurugram. MCG had invited applications under the PMAY last year, following which it received over 37,000 applications from residents across the city. The corporation then shortlisted 21,000 applicants as beneficiaries under the scheme.

MahaRERA to decide on deals done under earlier law, too

Mumbai: The Maharashtra Real Estate Authority (MahaRERA) has established its jurisdiction over agreements registered under the Maharashtra Ownership of Flat Act (MOFA) that existed before RERA’s implementation in May 2017. In a matter related to delay in delivery and compensation for the same, a Mumbai-based realty developer had challenged the authority’s jurisdiction claiming that the homebuyer had entered into an agreement in 2014 under MOFA. But MahaRERA, establishing its jurisdiction, stated that there was enough time for the developer to complete the project before the provisions of the RERA Act came into force on May 1, 2017, and will now fall under the authority’s ambit as it is an incomplete project that is yet to receive an occupation certificate. A homebuyer had approached MahaRERA against the developer PG Enterprises for delay in delivery of his flat in the building Om Palace in the Malad suburb of Mumbai.
